How do you know if you're in a Las Vegas Subdivision or a Las Vegas Master-Planned Community?
There are many communities, gated and not, with their own Codes, Covenants and Restrictions (CC&R's) and sometimes their own fees so it can sometimes be a little confusing.
Las Vegas Master Planned Communities (MPC) and encompass a huge land area and a number of amenities and conveniences. They normally offer parks, bike paths, jogging trails, recreational facilities, lakes, schools, golf courses, shopping and commercial centers, sometimes libraries - essentially they are "a city within a city". In addition to the usual subdivision association fees, they almost alway also have an MPC fee.
A Las Vegas subdivision may occasionally have a park or recreation area, but the size of the neighborhood is generally much smaller. Subdivisions will generally be surrounded with shopping, and commercial centers, but these amenities are not part of the actual subdivision. Builders build and retail and commercial development follow. In an MPC, amenities are planned and included from the beginning as part of the completed MPC.
In Las Vegas real estate, master plan communities and subdivisions do have one thing in common. Because of the vast size of some projects, often several builders join together to create individual "villages" within a Community. This concept has nice benefits in that there is usually a good variety of building styles, floor plans, lots sizes, landscaping styles, and various price ranges available. In addition each "village" often has it's own (CC&R's) that maintain the quality and standards of the community. |
