In almost every transaction there is a "challenge" but we'll do everything we can to make your transaction go as smoothly as possible.
We add contingencies in your offer to purchase to protect you so that If something does go wrong - for instance a problem is found on home inspection that you don't want to deal with - and you wish to cancel the contract, that you'll be able to cancel without penalty. These contingencies need to be included with your original offer to buy the home.
Another common contingency - perhaps you have a home that you need to sell before you can close on your next home. Even if your home is under contract but has not closed, a contingency must be included in your offer to purchase "subject to the close" of your present home - or you might end up making payments on two mortgages.
Another common contingency will be subject to your getting suitable financing, that the property appraises for at least what you agreed to pay for it. During your due diligence period, you will likely require that certain inspections be done - and acceptable to you.
Basically, contingencies protect you in case you're unable to perform or choose not to perform on a promise to buy a home. If you cancel your contract without being protected with certain contingencies, you could forfeit your earnest money deposit. Or even subject to legal action by the seller.
