The last thing you want to find in your new home are major problems. In your offer, we'll make certain requirements a minimum standard which will include that the roof does not leak, that the appliances work, that plumbing doesn't leak, that there are no broken or cracked windows, the yard has been maintained and any debris removed.
Besides the appraisal and possible termite inspection that is required by some lenders, you will also want a home inspection - a professional visually examines the house to note any obvious or some potential problems. In the offer, there will be a dollar amount limit that the seller agrees to repair and even if that does not cover issues, at least you will have an idea of potential problems and whether or not you wish to go forward with your purchase.
There will be a time requirement to have all inspections completed - the seller will want to have the inspections completed quickly so that you can approve the inspections and move forward with you purchase. You will have sufficient time to review and approve the inspection results. If you don't approve the report, you may negotiate with the sellers on issues - which ones and who will pay. If you're not satisfied at this point, you can cancel your purchase without penalty provided the time requirements in your offer have been fulfilled. Normally a maximum of 7-10 days is allowed to have the inspection completed, and 3 to 5 days for your review.
One to two days, certainly no more than five days prior to close of escrow, you will want to visit the property again to ensure that it is in the condition you have requested in your offer and to inspect any repairs that were requested and performed following the home inspection, etc. The right to this final inspection is included in your "Offer to Purchase".
