Summerlin is unfolding in villages, each centered around its own major park or golf course. The villages feature dozens of thoughtfully planned neighborhoods with a unique selection of homes, townhomes, condominiums, and apartments. Each Summerlin village has its own distinctive style of architecture and design, evident in streetscapes, landscaping and village walls.
More than 65,000 residents currently reside in custom neighborhoods in Summerlin, developed by The Howard Hughes Corp on the western rim of the Las Vegas Valley and is comprised of villages. The villages make it possible to bring a high degree of intimacy, variety and individualtiy into people's lives - each village has it's own personality. In addition to Bear's Best, the community features two Tournament Players Club golf courses and five others.
Community amenities also include 105 neighborhood and village parks, nearly 107 completed miles of walking trails, 16 schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and nearly 100 model homes.
Single-family homes, townhomes and condominiums are priced from the high 200's and low $300'l. Custom lots from one-half acre to three-quarters of an acre are priced from the $300,000's to $1 million plus, and predesigned custom homes are priced from $1.5 million. Apartments monthly rents start from the high $900s.
Summerlin has SID fees, which average $600 to $1,200 per year for most residents in addition to one and sometimes two homeowner association fees.
