After you have your loan approval, we will start your exciting home search! We'll discuss your specific needs - community preferences, school districts, commuting, areas, builders, home features and anything that you need in a home. I have access to every new and resale home in the Valley and will do detailed searches to find and show you homes that will be good possibilities. When you find the home that you can't live without, we'll need to act quickly!
The Contract - Offer to Purchase Agreement
After discussing any of your concerns, I'll provide you with recent sales prices of similar homes and we'll determine your offering price. Your lender will have given you a "Good Faith Estimate" when you were approved and we can go over it so that you'll know the costs of buying the home, payments, etc.
We will then complete your Purchase Agreement which will define price, terms, conditions, and any specific issues that we need to include for appraisal, homeowner association issues, etc.
We'll go over all of the paperwork very carefully so that you fully understand your offer which will include down payment and financing details, closing date, possession date, home and pest inspections, seller's responsibilities, title information, appraisal, final walk-thru, and clearly define what is included and exclusions, if any. It will all be in writing as to who pays for what.
When you make your offer, please be prepared to include an earnest money check payable to the title company which, if the offer is accepted, is cashed and held in escrow and applied toward your costs and/or downpayment at close of escrow.
